Guests staying at 15A Brienne Rd have access to the March’s Pond Association’s private beach. In addition, guests can access Merrymeeting Lake Town Beach and Boat Ramp using the provided town pass that is hanging on the key rack next to the main door.. What You Can Access: March’s Pond - walk right in from the private dock, or launch the included canoe or paddleboat or your own favorite aquatic toy! Merrymeeting Town Beach – Perfect for swimming, sunbathing, or a family picnic by the lake. 19 South Shore Rd, New Durham, NH 03855 Distance: ~4.5 miles (about 10 minutes by car) New Durham Boat Ramp – Launch your canoe, kayak, or boat and explore Merrymeeting Lake with ease. Bennett Road Boat Launch, New Durham, NH 03855 Distance: ~4.8 miles (about 10–12 minutes by car) NOTE: Please note that one of the canoes is currently out of service and unavailable for use. You are welcome to enjoy the remaining canoe and kayaks during their stay.

Please note any water inherently comes with some risk, including but not limited to injury or drowning, so please supervise children and exercise caution at all times. Swim at your own risk. We are fully immersed in nature, and we do bug control on the property, but please note that there may be spiders, mosquitos, or other insects! While the lake is usually beautiful and perfectly swimmable, please be aware that it is a natural body of water and is subject to natural events like algae blooms and others, which may affect swimability. Hot Tub Waiver and Release of Liability Agreement: This Hot Tub Waiver and Release of Liability Agreement (the “Agreement”) is entered into by the property owner (the “Owner”) and the guest(s) making the reservation (collectively, the “Guest”) in connection with the property where the booking is confirmed (the “Property”). Acknowledgment of Risks: The Guest acknowledges that the use of the hot tub at the Property involves inherent risks and dangers, including but not limited to slips, falls, drowning, overheating, and reactions to the hot tub chemicals and water quality. The Guest voluntarily assumes all risks associated with the use of the hot tub, whether known or unknown. Conditions of Use: 1. Age Requirement: Guests under the age of 18 are not permitted to use the hot tub without direct adult supervision. 2. Health Precautions: Guests with health concerns, including but not limited to pregnancy, heart conditions, or skin sensitivities, should consult a physician before using the hot tub. 3. Safety Rules: Guests agree to abide by all safety rules posted at the Property and to use the hot tub in a manner that does not endanger themselves or others. Do not use, or allow the hot tub to be used, alone. 4. No Glass: Glass containers are strictly prohibited in or near the hot tub area. 5. Cover: The hot tub cover must be replaced after each use to maintain water temperature and cleanliness. 6. Duration: To avoid overheating, Guests are advised not to use the hot tub for longer than 15-minute intervals. 7. Alcoholic beverages should not be consumed before or during hot tub use. The temperature of the water may intensify the effects of alcohol and cause drowsiness, dizziness and/or unconsciousness. Release of Liability: The Guest hereby releases, waives, discharges, and covenants not to sue the Owner, the Owner’s agents, employees, and any other parties involved in the ownership and management of the Property, from any and all liability to the Guest (which includes but is not limited to the Guest’s family, friends and invitees), their personal representatives, assigns, heirs, and next of kin for any loss or damage, and any claim or demands therefore, on account of bodily harm, or injury to any person or damage to property, arising out of or related to the use of the hot tub at the Property, whether caused by the negligence, conduct and acts of the Owner or otherwise. Indemnification: To the fullest extent permitted by law, the Guest agrees to fully indemnify, defend and hold harmless the Owner from any and all loss, liability, damage, or cost in connection with claims made or brought against the Owner arising out of or related to the use of the hot tub by the Guest or their invitees. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state in which the Property is located. Acknowledgment of Understanding: The Guest has read this Agreement, fully understands its terms, understands that they have given up substantial rights by acknowledging, and have agreed freely and without any inducement or assurance of any nature. This Agreement shall be binding upon and inure to the benefit of the parties, their successors, assigns, and personal representatives. Garage is off limits and is not part of the rental. A $50 fee will be charged per dog waste left on the property. Please clean up after your pet.
