Sunrise Lake is a wonderful waterfront community of mainly residential homes. We are located towards the end of a dirt road, with only a couple houses next to us.

Guest Access

You will have access to your own dock, sandy beach, a shed that has some outdoor gear, a beautiful 4 bedroom house, and the outdoor space up to the planted tree lines. Parking is available near the shed on the property. We are a quick 20 minute drive to Rochester, which has plenty of shopping, grocery stores, pharmacies, and food & beverage options. For those traveling from out of town, we are a 1 hour drive from the Manchester and Portland airports, and a 90 minute drive from Boston Logan airport.

Whether you like to enjoy a day in the sun, or explore throughout the countryside, consider our home as a centrally located home base for all of your New Hampshire and Maine adventures. With this lakefront home, you have access to the best parts of every season - refreshing water, warm sunlight, gorgeous New England foliage, soft snow, and plenty of outdoor recreational activity! Set upon a private, tranquil lake in the Mountains and Lakes Region of NH, we created this home to be big and bright, filled with amenities to meet all of your vacation needs! The home naturally boasts incredible views of the lake and mountain region that extend into the living room. You are fully connected to nature here - from the upstairs deck to the downstairs screened in patio, the sounds of lapping water and loon songs fill the space. At Blue Breeze, you can truly disconnect and spend time in tranquility, enjoying the lake that’s right in your backyard. Fishing, swimming, kayaking, and boating are all welcome here! Spend time enjoying fresh food off the gas grill, soak up the sun on the private, sandy beach, and make memories with loved ones around a campfire! Some important notes: - We provide kayaks, canoes, and a paddleboat when the seasons allow it - as soon as the lake is navigable. Grills are Summer only. Other items starred (*) above are Summer season only and may not be available in the Winter. - Sunrise Lake is boat friendly and there is a boat launch up the road. We do not provide any motorized recreational water equipment. Please use the boat ramp up the road for launching any motorized equipment! - Swimming is so nice here - and the lake is rather shallow, so it's easy to enjoy the entirety of it. We recommend bringing some water shoes if a rocky / leafy lake bottom bothers you at all. You can easily get to a sand bar by kayak or swim right in front of the house that has a nice large sandy bottom to it.

Other Details to Note

Please note any water inherently comes with some risk, including but not limited to injury or drowning, so please supervise children and exercise caution at all times. Swim at your own risk. We are fully emersed in nature, and we do bug control on the property, but please note that there may be spiders, mosquitos, or other insects! While the lake is usually beautiful and perfectly swimmable, please be aware that it is a natural body of water and is subject to natural events like algae blooms and others, which may affect swimability. Hot Tub Waiver and Release of Liability Agreement: This Hot Tub Waiver and Release of Liability Agreement (the “Agreement”) is entered into by the property owner (the “Owner”) and the guest(s) making the reservation (collectively, the “Guest”) in connection with the property where the booking is confirmed (the “Property”). Acknowledgment of Risks: The Guest acknowledges that the use of the hot tub at the Property involves inherent risks and dangers, including but not limited to slips, falls, drowning, overheating, and reactions to the hot tub chemicals and water quality. The Guest voluntarily assumes all risks associated with the use of the hot tub, whether known or unknown. Conditions of Use: 1. Age Requirement: Guests under the age of 18 are not permitted to use the hot tub without direct adult supervision. 2. Health Precautions: Guests with health concerns, including but not limited to pregnancy, heart conditions, or skin sensitivities, should consult a physician before using the hot tub. 3. Safety Rules: Guests agree to abide by all safety rules posted at the Property and to use the hot tub in a manner that does not endanger themselves or others. Do not use, or allow the hot tub to be used, alone. 4. No Glass: Glass containers are strictly prohibited in or near the hot tub area. 5. Cover: The hot tub cover must be replaced after each use to maintain water temperature and cleanliness. 6. Duration: To avoid overheating, Guests are advised not to use the hot tub for longer than 15-minute intervals. 7. Alcoholic beverages should not be consumed before or during hot tub use. The temperature of the water may intensify the effects of alcohol and cause drowsiness, dizziness and/or unconsciousness. Release of Liability: The Guest hereby releases, waives, discharges, and covenants not to sue the Owner, the Owner’s agents, employees, and any other parties involved in the ownership and management of the Property, from any and all liability to the Guest (which includes but is not limited to the Guest’s family, friends and invitees), their personal representatives, assigns, heirs, and next of kin for any loss or damage, and any claim or demands therefore, on account of bodily harm, or injury to any person or damage to property, arising out of or related to the use of the hot tub at the Property, whether caused by the negligence, conduct and acts of the Owner or otherwise. Indemnification: To the fullest extent permitted by law, the Guest agrees to fully indemnify, defend and hold harmless the Owner from any and all loss, liability, damage, or cost in connection with claims made or brought against the Owner arising out of or related to the use of the hot tub by the Guest or their invitees. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state in which the Property is located. Acknowledgment of Understanding: The Guest has read this Agreement, fully understands its terms, understands that they have given up substantial rights by acknowledging, and have agreed freely and without any inducement or assurance of any nature. This Agreement shall be binding upon and inure to the benefit of the parties, their successors, assigns, and personal representatives.

A car is necessary to get around - and parking here is easy! We have provided you with your own private parking spots with enough room for 4 cars, and provide additional parking across the street in the driveway to our garage. Please note that this additional parking may be shared with the neighboring property, which we also own and operate as a rental.
