Guest Access

You will have full and private access to the entire first and second floors of the house. You will also have exclusive use of the fenced-in backyard, including the hot tub and grill. For your safety and the preservation of the property, the attic and basement are not accessible to guests. Entry is keyless via smart locks on both main doors. Parking - Up to 5 cars total: - 2 cars on the right side (parallel to fence, do not block driveway) - 3 cars on the left side (accessible via low curb near side door)

While the home is equipped to host 12 guests, we find it's most comfortable for groups of 8-10. We are happy to host 12, but please note it will be a bit cozier. Bedrooms & Sleeping: - 6 private bedrooms for comfort and privacy. - Sleeping arrangements: 2 King beds, 3 Queen beds, and 1 Full bed. Kitchen & Dining: - Fully stocked kitchen with a full set of pans, knives, and retro appliances. - Caffeination station with a Nespresso machine, pods, and a selection of teas. - Ample seating with space for 11 at the kitchen island and 8 in the formal dining room. - Cocktail set and plenty of wine glasses provided. Work & Entertainment: - High-speed Wi-Fi for streaming or remote work. - Dedicated workspace with a desk and piano. - Collection of board games for all group sizes. - HDMI cable provided to connect your laptop to the TV. Outdoor Living: - Private 6-person hot tub. - Fully enclosed backyard with a 5-6 ft wooden fence. - Propane grill for BBQs. - Picnic table with seating for 6. Home Essentials: - Complimentary shampoo and body wash in each bathroom. - Hairdryer, ample towels, and extra sheets provided. - Washer and dryer available for guest use. - ron and ironing board.

If you would like a mid-stay cleaning, a stocked fridge, or any other special requests - please let us know and we will try our best to accommodate, additional fees may apply. We have A/C window units in 4 of the 6 bedrooms (two of the small bedrooms does not have A/C), and 2 large portable A/C units to cool the downstairs living space. **Pet Policy** Pets are allowed only with prior approval. Before booking, please let us know the type, breed, age, weight, and number of pets you plan to bring. This home allows a maximum of 4 dogs with non-refundable pet fee. Cats are not permitted. Bringing an undisclosed or unapproved pet may result in additional fees, cancellation of the reservation where permitted by Airbnb's policies, or denial of check-in. Access & Security - Private access to first and second floors + backyard - Keyless entry via smart locks - Security cameras located at front, side, and back exterior entrances (no indoor cameras) Hot Tub Waiver and Release of Liability Agreement: This Hot Tub Waiver and Release of Liability Agreement (the “Agreement”) is entered into by the property owner (the “Owner”) and the guest(s) making the reservation (collectively, the “Guest”) in connection with the property where the booking is confirmed (the “Property”). For safety and comfort: - Use in 15-minute intervals max - No glass near the tub - Replace cover after use - Children must be supervised - Avoid use with alcohol or certain medical conditions (Full waiver will be available once booking is confirmed)

There is ample parking on either side of the house (please park in the marked spaces of the shared driveway to the right of the house after filling the spaces to the left). There is also free street parking nearby, just not directly out front. The house is right on a hill, less than half a mile from Moca and the rest of downtown North Adams.
